Hillside Statement Home – Great West Road, Rotorua

Set high on a sloped site in Rotorua, this two-storey architectural home was a serious project in both scale and complexity.

From the moment ground was broken, the build came with its challenges. But with solid planning, a strong team, and seamless coordination with Classic Builders, led by Ethan H., it turned into one of the most rewarding homes we've delivered.

The structure was anchored by a full block foundation, with heavy steel portals and beams installed to support a timber midfloor system. This tied into a concrete slab on the upper level, creating a rock-solid platform for more than 300 square metres of framing.

The upper level was designed for modern family living. It included three oversized bedrooms, each with its own ensuite and walk-in wardrobe, plus a media room, home office, and a huge open-plan kitchen, dining, and living area. A designer scullery tucked in behind the kitchen kept things functional and sleek, while bifold doors opened out onto a large kwila wrap-around deck. The patio soffit with exposed feature posts brought character and style, and the elevated position gave sweeping views across the subdivision.

Downstairs featured a triple garage, a generous laundry, and a fourth bedroom with its own ensuite and walk-in wardrobe — a perfect self-contained zone for guests or extended family.

This build tested us at times with its complexity and hillside logistics, but it also gave us the opportunity to showcase what we’re about: high-end craftsmanship, thoughtful construction, and a result that speaks for itself.
